We have just signed an exclusive sale agreement to sell a property that I have not yet seen It is a very interesting property An old house dating from 1700 with 70 hectares of land This is the Cami de Cavalls coastal path we wind around behind this curve and there is the idyllic Cala del Pilar one of the most breathtaking landscapes on the north coast of Menorca Before continuing with the video I what you need to do is subscribe to be the first to receive the information I didn’t know what type of house I was going to find what type of constructions As you can see it is a farmhouse a rural house in a country estate It has many noteworthy ethnological elements giving it value it is a house which is the most representative of Menorca As you can see, it is on two levels It is presided over in the centre of the facade by this statue of its saint which protects the house against all meteorological inclemencies and ensures that they have a good harvest The house is very old, from 1700 with lots of typical features Basically, it is divided into two parts one part inhabited by the farmer who looks after the farm now and the other part, this side which has been literally shut for many years Don’t get alarmed by the dust which we will see inside but it is really interesting to have the opportunity to see one of these old houses in almost its original condition As you see, the woodwork is typical of Menorca from way back Here what grabs your attention is the floor which is made of wooden planks It is not very common in Menorca but here we find many carpentry features typical of Menorca for example, the corner piece of furniture with shelves and with these mouldings is typical of Menorca As is this other glass cabinet The doors are not high but they are very wide which when they were configuring the house it was certainly for the level of comfort The ceilings, I think if we choose one iconic feature that represents Menorcan architecture apart from the dry stone walls so typical of Menorca this type of ceiling with beams and cross-pieces which we call ´firas’, which are the crossbeams is also habitual in Menorca Here what grabs your attention and is something different is this sliding door it’s sticking as it’s hasn’t been used for many years but it’s noticeable as it is very different to what we are used to seeing Something especially interesting about the property above all else and what is the best are its surroundings We are completely surrounded by the most natural intense green landscape which really grabs you and looking at this point which today isn’t the best as it’s a little bit cloudy and you can’t fully appreciate it but there are kites flying over and hunting you can see two of them and in the distance where it forms a triangle is the sea and there is a virgin cove one of the nicest of the virgin beaches in Menorca and most of all on the north of the island Let’s take a look at the inside at the part that is lived in at the moment It a construction in the folk-style of Menorca the type of house constructed centuries ago I don’t want to misinform you but it is certainly more than 200 years old These houses were built without the involvement of an architect The simple criteria to build was to attend to the needs of the families who lived and worked in these houses Here we see in very good condition logically as it is currently being used are the whitewashed beams with many layers of lime paint and so very characteristic of Menorca And here is something also very traditional in Menorca I don’t think you have this in other parts of Spain it is the skirting board which is simply painted with a raw pigment and it is also decorative but it is just done with paint Here we can see on the facade originally it had arches Here you can see the pillar the pillar which would have supported the arch which originally used to be here I would say this area would have been an open porch and for this reason we find these benches which are something very authentic on the island I think you also see them in some parts of Mallorca and in Ibiza but it’s somewhat commonplace here As you see they have used the same paint as the skirting board for the seat of the bench as a decorative feature Always in these types of houses the walls are really thick here you can see from the internal wall it’s very thick Here, for example, there isn’t a door it is very characteristic of bygone days to have curtains And these niches are very typical in Menorca which are used for decorative items and in this case for a photograph or for a plant or anything really for decoration This interior niche is very characteristic in Menorca you don’t see them in other areas They are interior rooms with little windows like this one to give a little ventilation and light but interior rooms were very typical As you can see, there’s another arch which is now taken up by the main door, this large door here with the pillars which support it and as I said, it was an area which was an open area of the house Let’s carry on here and see a little more This house has lots of potential the ideal would be to refurbish it a good refurbishment to redesign the spaces Here you can see the characteristic floor tiles characteristic of the period These small tiles, I think they are 30cm by 30cm and made of terracotta very typical in old Menorcan houses Here we find what they call in Menorca a ‘rebost’ which is a small storeroom with these cut-outs so that it can breathe so that there is ventilation And later in the higher parts of the house we always find the ‘porches’ as we call them here or the attics which were used for drying and curing foodstuff and for storing things The constructions in this property the house has many possibilities It has several annexed buildings like this part, a large storage area with lots of typical features of Menorca like this stone shelf Here you can see it is being used to store various things like the tack for the horses Here there is a Saint John’s cross this is so representative of the equestrian world in Menorca it is an important religious element The cross of Saint John is used in the festival with horses and it is the most important in Menorca To conclude this video I have shown you a really interesting property 70 hectares of land and a large country estate swathed in breathtaking landscape with an unequalled beautiful landscape and +furthermore, we are very close to one of the loveliest virgin beaches on the island a sandy beach with which there is nothing to compare for its beauty There is a main house with lots of charm with every conceivable element typical of the traditional Menorcan architecture which is so highly appreciated by people interested in the island It has a working livestock and farming operation with barns and warehouses all types of constructions which provide infinite possibilities to use the property for whatever project you have in mind I think it is a property which in the end for its relationship between price and quality which right now is unbeatable It has an incredible price for a property with these characteristics Overall is it a property 9.8 out of 10 possibly reaching up to a 10
